This Site provides property compliance and certification services, including but not limited to: Energy Performance Certificates (EPC), Electrical Installation Condition Reports (EICR), Gas Safety Certificates (CP12), Portable Appliance Testing (PAT), and Floor Plans.
Services are offered across the United Kingdom excluding the Scottish Isles and Northern Ireland.
All content on or made available through our Site is the property of First Certify Limited and its licensors. This includes images, text, logos, documents, downloadable files, and any element that contributes to the composition of the Site. No part of the Site may be copied, reproduced, adapted, or used for commercial purposes without our prior written consent.
The minimum age to use our Site is 18 years. By using this Site you confirm that you are at least 18 years old. We accept no responsibility for false statements regarding age.
By using our Site you agree not to: Harass, abuse, or mistreat other users; Violate the rights of other users or third parties; Infringe intellectual property rights; Attempt to gain unauthorised access to other accounts; Engage in fraudulent activity; or Post obscene or offensive material.
If we reasonably believe you are infringing these Terms or using the Site unlawfully we may suspend or terminate your access and pursue any legal remedies available to us.
When creating an account you agree that you are responsible for keeping your account details secure and up-to-date. We reserve the right to suspend or terminate any account used in breach of these Terms or in an unlawful manner.
The services offered on this Site include EPCs, EICRs, and Gas Safety inspections. All services must be paid for in full at the time of booking via our website. The price paid by the client is a fixed fee inclusive of our facilitation, booking management, and platform service costs.
Any claims for physical site damages must be made directly to the insurers of the assigned assessor or engineer. Any technical queries or formal appeals regarding the final rating, accuracy, or failure status of a report must be raised directly with the attending contractor who performed the legal service. First Certify Limited acts strictly as a booking facilitator and does not control, alter, or assume liability for the objective technical results of any inspection.
By booking services with us, you consent to your personal and property information being shared with these contractors strictly for the purpose of carrying out the service. All contractors are required to comply with applicable data protection laws.
Payment for all services is taken directly on our website at the time of booking. Accepted methods include: Major credit and debit cards (Visa, Mastercard, American Express), Klarna (subject to Klarna’s terms and privacy policy), Apple Pay, and Google Pay.
By providing payment details you authorise First Certify Limited and our payment processors to charge your chosen payment method. We may cancel or reverse transactions if a payment breaches the law or these Terms.
Free cancellation or appointment rescheduling is available up to 7 days prior to your scheduled appointment date. Cancellations or rescheduling requests made inside this 7-day window, up to 48 hours before the arrival window, will incur a standard administration fee.
These Terms do not affect your statutory rights under applicable consumer protection laws, including the Consumer Rights Act 2015.
Except where explicitly prohibited by UK law (such as liability for death or personal injury caused by negligence), First Certify Limited, its directors, officers, employees, and affiliates will not be liable for any direct, indirect, incidental, or consequential losses arising from the use of our platform or our facilitated services.
Specifically, First Certify Limited assumes zero liability for property market or real estate transactions affected by report outcomes. We cannot be held liable for delayed or cancelled property sales, lost rental income, or aborted lettings agreements resulting from a poor or low Energy Performance Certificate (EPC) rating, an "Unsatisfactory" Electrical Installation Condition Report (EICR), or a failed CP12 Gas Safety Certificate. The outcome of any regulatory safety test is governed strictly by the property's physical compliance status at the time of inspection, and any resulting financial or transactional impacts are entirely at the client's risk.
In any event, our total liability to you for any single claim or breach under these Terms shall be strictly capped at a sum not exceeding the total price paid by you for the specific booking out of which the liability arose.
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, consumers booking services online possess a statutory right to cancel their contract within 14 days from the date the booking is processed without giving a reason.
Important Waiver for Express Services, Late Cancellations & Missed Appointments: By selecting an appointment date that falls within this statutory 14-day cooling-off window, you acknowledge that you are making an explicit request for First Certify Limited and its contractors to begin supplying the booking, admin, and allocation services immediately. You expressly agree that:
First Certify Limited and its attending contractors shall not be held liable or deemed in breach of contract for any failure or delay in performing services where such failure arises from circumstances beyond our reasonable control. This includes, but is not limited to: severe weather events, flooding, blocked road networks, fuel shortages, industrial action, sudden vehicle breakdowns, widespread network outages, or sudden illness of the assigned contractor. In such events, we will contact you immediately to reschedule the appointment at the earliest available opportunity without extra charge.
