Booking an EPC with First Certify takes about three minutes online. You enter your postcode, select the EPC, choose a date and time slot, and pay securely by card, Apple Pay, or Google Pay. A local accredited assessor is then assigned to your property.
Our assessors are accredited by Elmhurst or Stroma, the two leading domestic energy assessment schemes in the UK. Every assessment is carried out to the RdSAP methodology and the certificate is lodged on the national EPC register, making it legally valid for 10 years.
On the day of the assessment, the assessor visits your property for 30 to 45 minutes. They inspect the heating system, insulation, windows, and lighting, and photograph key features for evidence. No furniture needs to be moved. The survey is non-invasive.
The certificate is typically lodged within 72 working hours — most within 24–48. You receive a digital PDF by email, which you can share with tenants, buyers, letting agents, or your local authority as proof of compliance. The certificate is also retrievable from the official EPC register at any time.
For landlords, the EPC is your first step in MEES compliance. If your property rates E or above, you can legally let it. If it rates F or G, the EPC recommendations report will show you the improvements needed to bring it up to E, and we can advise on the most cost-effective upgrades.
